We’re about 3 million houses short on where we would be had the trend line stayed where it was pre-financial crisis. It’s not limited to coastal cities anymore. Places like Kalamazoo are seeing rents and home prices skyrocket. We’re underbuilding by about 600k homes per year (I.e., it’s getting worse) and it’s not coming back. The interest rate hike has exacerbated the problem.

And there’s no one solution because there is no one cause. There are headwinds from investors, rates, demographics, labor, zoning, you name it. It’s going to take decades to get home inventory back to 2007 levels and that’s if we even can.
