the direction i think everything is headed in is that the global elites will own all property that is scenic: waterside, mountains, etc. There will be no more middle class (or esp poor) people living anywhere that looks nice.

Maybe wagies can rent.

Currently affordable places with water, in Missouri or WV or somewhere, are probably the last shot

especially a mix of water types. eg, a nice calm lake but also a quick little stream with tree cover and hidden rocky alcoves which feeds and drains that lake.
