you can't really afford a great house and are youngish anyways so you should be living in an urban place. i guess you could live in austin but it really isn't very appealing, the superficial hype has attracted "amenities" but it's not like you're going to live at the couple of michelin-level sushi restaurants or the luxury stores on south congress. actual life on the ground is not that great and its surrounded by the typical southwestern warehouse hellscape.
you should live in a mid-tier city with universities like pittsburgh or a college town like chapel hill. you could even do a random neighborhood in north/west chicago if you really wanted, that might be pushing it but you wouldn't need a car.

i'm just informing you of the substance of austin's so-called "hype." the influx of wealth has attracted amenities that give it the appearance of "activity" where there really isn't much going on except rampant overbuilding by commercial real estate speculators. outside of the university it's a relatively dead and depressing place but many are fooled by the stupid food trucks and the little commercial plazas with hermes parked next to nike. nothing actually happens there, it's a little island of tax avoidance for 30 or 40-something ex-coastals with some money, and otherwise for faggy podcaster or musician wannabes.

i never got the appeal. it has awful traffic and summer weather, lots of bums, and has lost most of the small-city charm it had prior to the population boom of the 00's and beyond.

It’s severely overhyped. Not a bad place, but overhyped. It’s a lot more of an expensive Phoenix or Houston than anyone living there would like to admit.
I’d move to San Diego. Live someone like South Park or North Park. You can get away with just a bike if you’re not fat.
