A lot of it is from people who join startups that get acquired or go public. This has happened a few thousand times in the Bay Area over the last 20 years. Every time it happens there are tons of people who make 5-50 million dollars.

Then there are also high earning jobs in engineering and law where it is common for people to make 750k-1 MM with the elites making even more.

And also people getting rich from all the other ways people get rich in regions with a ton of wealth generation.

Back when rates were 2-3 percent you could afford a 1.5 million home on this salary.

Also a lot of the appreciation happened over the last five years so that home was only like 1.1-1.2 million dollars.

Ten years ago that home was like 800k

The differential between the Peninsula and the nice parts of East Bay is substantial. Orinda, Lafayette, the whole Lamorinda area is nice and pretty and noticeably cheaper than the Peninsula. Although still not that cheap.

Yep. Starker as you go deeper in East Bay to Tri-Valley area.

Marin is cheaper than the Peninsula, too, as is SF proper.

There’s also an upper end in the Peninsula that the East Bay doesn’t have (maybe some corners of Piedmont, but eh…).

Yeah, I visited a friend in Martinez who bought a house for under a million and it’s really nice out there. Still too expensive but a much better value than San Jose or the peninsula. I would consider moving to contra costa county if I got a job out there

Lamorinda schools are excellent. If we were to ever move to the Bay area, it'd be to Orinda. Walnut Creek is a nice town as your regional hub for shopping and dining. It's a good place to live.

The one caveat is the high fire risk in Orinda. That actually may explain why real estate looks (relatively) cheap. Fire insurance must be insane.

Bay area didn't have the same tech industry back then. Although it was already expensive relative to rest of country in the 80s, the tech boom starting in the 90s really accelerated it. At the same time, incomes in the Bay area aren't achievable in most of America for the same roles. It's all funny money.

Much of real estate is driven by existing equity. People trading up from $1.5M into $2.5M bring a lot of equity with them. It creates a never ending spiral of rising prices. It's terrible for first time buyers and people moving into the market from elsewhere.
