Assume a $1M house with a $900k loan (the average downpayment in the US is 9% for first-time buyers) at 5.9% for 15 years, 6.4% for 30 years, and 6.7% for 50 years (the former two are today's irl rates).

After 12 years, how much of the $900k would a home"owner" have paid off on the 15, 30, and 50 year mortgages?

You're a little high on all 3. That is, the home "owner" would have paid off less.

Also: Guess the monthly payment on all 3. Assume $1k/month for property taxes and insurance.
