The idea is that if you buy a second home to rent out, that's fine, but if you're some Chinese billionaire who uses the home two weeks per year, then you'll pay dearly for that. This seems like a smart idea that should be copied elsewhere.

If there were one magic bullet to making housing affordable, it would have happened a long time ago. SF is always going to be expensive due to nice weather and proximity to Silicon Valley combined with being located on a narrow peninsula with almost nowhere to build. But this type of tax will hopefully nudge things in the right direction.

Plus my recollection is that the tax was too narrow. I think it only applied to multi-family properties or something like that, and almost nobody is buying an apartment building and then leaving it empty. They need to apply the same tax to Chinese and Saudi billionaires who buy mansions on Nob Hill.

In Denmark (one of the few countries other than the US that uses fixed rate mortgages), you can pay off your mortgage for less than face value when interests rates fall. Say I have a $200k 30-year mortgage at 2%. If I pay off the mortgage, the bank can lend that money to someone else at a much higher rate. So they let me pay it off for $170k rather than $200k. That would greatly reduce the number of people who don't want to move because they would lose their rock bottom pandemic mortgage rate. It wouldn't fix the housing affordability issue by itself, but it would help a lot at basically zero cost.

Other than that, we just need to keep building housing. The market will get back into equilibrium eventually.

Stop NIMBYs from blocking SFH construction.

In my city, the NIMBYs go apeshit whenever a developer announces a new subdivision. They immediatley start bitching about "heavy traffic" or the strain it will place on current infrastructure.

Thus, the 100 home subdivision gets cut down to only 50 or something like that.

Then you have the HIGHLY RESTRICTIVE zoning laws that make it even less profitable to build. It's harder to make a profit when each new home has to be built on 2 acres of land.

If you don't want to live in a "big hive neighborhood" and can afford not to, then don't. Simply giving builders the option to create high density housing does not mean that everyone has to live in high density housing. It means we let the free market decide what type of housing to build rather than government bureaucrats or NIMBY's. Right now, there is a huge shortage of entry-level housing because the NIMBY's have made it impossible to build anything other than McMansion's on 5 acre lots.

I came up with a genius plan how to get into re. Find a reliable foreign woman. Buy an apt in her name in dubai. Now if you move to Dubai (at least 90 days per year to qualify as tax resident) you can "pay rent" on that apartment which qualifies as foreign housing expense. Meanwhile you rent out that apartment (under her name of course) and pay 0% tax for that rental income. Alternatively if you stay in usa and take her to usa, she can still airbnb it and report 0 rental income. You don't have to report foreign propert ownership to irs.

I had an idea for something like a State run national appraisal house that would be called into areas where gouging is obvious and widely prevalent. Gvt appraisers would give owners of personally superfluous residences a chance to revalue and if the adjustment wasn't found sufficient they'd appraise based off of a variety of more concrete metrics and then fix the price

These are all CR except banning "mortgage backed derivatives." Do you mean mortgage backed securities? It's necessary to have a secondary mortgage market to create liquidity and make obtaining a mortgage not impossible. And while banning mortgages would certainly bring housing prices down, I think most Americans feel comfortable that we should allow people to borrow to buy homes.

I could be wrong -- literal retard here with zero experience with or knowledge of securities -- but I think the point behind banning derivatives specifically (e.g. CMOs) is that they make available capital that should NOT be made available and which acts more as an inflator than anything else. Mortgage backed bonds or pass through securities, for instance, don't serve that purpose because they are much more directly tied to the value of the physical asset (and there's more immediate presentation of risk -- not as repackaged) so those should be allowed to remain.

One easy fix is that congress should pass some sort of legislation saying that all mortgages are now transferable and require the securitization servicers to assist borrowers with transferring their loans to a new property for a reasonable fee.

This would get rid of the lock-in effect and get a lot more properties on the market.
