Its so easy. Just identify a market. Then buy tracts (40-200 acres) that are in the path of sunbelt development. Find something undermarket obviously with good access and utilities but looks undesirable. Slightly improve and wait 1-2 years. Clean and re-market.

Even if I had the cash I'm not buying some random land hoping that it turns around like Cambodia. But in developed areas, take nyc where I actually don't have to pay real estate comissions: rent has gone up almost 2x since 2010 and yet condo/coop prices completely flat. Because maintenance fees just keep going up. Yet maintenance fees go up much less than in miami..

The only way to do that is through value-add. For most that means flipping SFRs but depending on how much money you have to start with, you could venture into the CRE space.

I don't see how that creates anything more than a headache. If 1st property yields 4% and so on , how will I ever get a 10% yield? And do u assume that u take a home equity loan to buy new property? Then the yield becomes negative due to mortgage. And with each property you have separate bills to pay and property manager assholes to deal with
