Maintenance a little high but not absurd for MFH.
The 3rd bedroom looks like it used to be a dining area. Their renderings show what it would look like if you made it back into a dining area. So I guess it was really originally a 2BR.

For co-ops even if you pay cash for the place, you have to prove you have a stable income which usually means a few years of tax returns, work history, proof you currently have a job, pay stubs, etc.
Being as young as she is, maybe she just didn't have enough "work history" and what there was (endorsements, instagram revenue, whatever) wasn't seen as stable enough or didn't fit their formula.
Or maybe they just didn't want an attention-seeking celeb in the building.

The whole story seems like fraudlies.
Why is she buying this old co-op in an old building in a weird part of NYC.
Second of all did anyone hear that "Babe Ruth's apartment" was on sale before this? Usually that sort of thing is reported. But the price seems very low as others here have stated. So there is something wrong or undesirable going on.
Conveniently everyone wins: Livvy gets a sympathy story, and some building that wants her (a bunch of them) will reach out with a place for her to buy.
And whoever owns Babe Ruth's apartment now probably has a few more buyers lined up who hadn't noticed the place on sale last week.

Zero percent chance this was done for financial reasons. She and her baseball player boyfriend could easily buy this cash and have a year of post-closing maintenance payments.
This also isn't the kind of building that would turn down a sale to someone because they're an influencer. In the Dakota or San Remo or El Dorado, maybe. But those are probably the only buildings on the UWS where that could be a possibility. Owners get really pissed when buildings do this, and it's way more of a Fifth or Park Avenue thing. (And yes, this is a weird choice of neighborhood/building because it's probably 50% Jewish families with kids and 49% old kooky Jews in that building. And 1% Indian/Asian doctors. But that neighborhood is SUPER Jewish.)
My guess is she and her boyfriend blew off the interview all together or sabotaged it because they changed their mind about the apartment. If you are rejected by the board, you typically get your 10% earnest money back--versus nothing if you back out of the deal.

BTW, to follow up on this:
1. This is the building that Liz Lemon (Tina Fey) lived in on 30 Rock.
2. It is literally next to a big yeshiva, further highlighting how Jewish the area is and how weird it would be for an LSU athlete and baseball player other than maybe Kevin Youkilis to live there.
3. She also may have admitted that she didn't intend to occupy the apartment as her main residence. The listing said pieds-a-terre are only allowed if approved by the board. When buildings get too high a level of non-owner-occupancy, it can fuck things up for new people trying to get mortgages. This is easily avoided by saying you plan to live there full time and later "changing your mind," but maybe she was not smart enough to do that. Or, as noted above, didn't check the box of submitting stupid recommendation letters. (My wife and I had to submit TWELVE for our building - three personal and three from business each.)
