Yes, I get the ridiculous argument that the best talent lives there, but IRL, many people are looking to run somewhere cheaper and now that remote work is becoming common, if you get some crazy guy who LOVES SV and wouldn't live anywhere else you can just let them work remote from their 300 sq ft studio.

That's not even true anymore.

10 to 15 years ago, the best programmers were in the Bay Area. These days, they're all over the place and there isn't a real concentration, but the smarter engineers have figured out that they're not going to get rich in bullshit startups. So, while some of the good engineers have stayed, the bulk of the young talent has avoided the Bay Area... although no credible alternative has emerged.

However, it's not only the place with the most VC, but it's only the place where you can easily create bidding wars among VCs and get terms that aren't absolute shite.

For all his bluster and comical cynicism due to his own autism pensive is right on wrt housing prices. 2.5k gets you a shit studio/1br in a convenient area or decent 1BR in the hinterlands (a big issue in SF due to the shit public transit--literally more convenient to live in parts of the east bay than near SF state or something). 4k is a bit much unless you're targeting nice places, but 3k in SF is basically the threshold for "not shitty" in the areas people want to live.

Like I said though, all the single people make prices out of whack as the construction is old and from an era where actual families lived in apartments. A decently nice 3BR might be 4.5k

That's about right for the East side. The West is cheaper but gets a lot of fog, which isn't really a big deal but California people tend to complain and think 55 is cold.
