when i rented a shitty fifth-floor walkup studio in MFH i had trivial expenses bc there wasn't room to put anything and in any event it was too much of a pain to move stuff up and down the stairs

now that i have a house, even as tiny as it is, it's just a constant drain on money: mortgage interest, property tax, garbage collection bill, heating bills, and then the piano that i bought, various powertools that i got bc i now have more space to use them, etc.

i wouldn't be surprised if all this completely cancels out any appreciation on the property

Out of all consumer goods, furniture has one of the biggest (if not the biggest) variations in quality at a given price point. Non-recurring purchase with no price (or even product characteristic) transparency. The exact same item can be $1500 at one store and $3500, often sold under different names so you can't easily price shop online unless you REALLY know what you're doing.

If you buy at MSRP at a big box store, you're automatically buying near the top of the price/value curve (with the only thing worse being some of the smaller stores that actively try to con you and sell stuff at above the effective "MSRP" with the idea that you're going to haggle them down a lot).
