any tax masterminds out there? i own a home with a standalone guest house that i've been airbnbing for 18 months (pretty sweet, as it covers my mortgage).

if i were to add a pool in the backyard of the shared prop and permit airbnb guests to use without restriction, what happens? i know it'd be a capital improvement vs repair. but can i allocate half of that to the guest house and depreciate it every year?

what about ongoing pool maintenance? deduct half?

totally putting in a pool/hot tub this fall if i can figure out the tax thing.
