We live in a 1600 square foot house in a UMC neighborhood and you need minimum $2.5m to buy a hovel in a "rich" neighborhood. I am friendly with the neighbor who is a teacher and her husband is a mid level associate at a small lit firm and they paid $1.3m for their place and I'm guessing they don't make over $300k combined. I'd wager their parents helped with the down payment. Her parents live in a rich area in the Bay Area.

It's hard to make a lot of money when you start out $200k in the hole and don't have parents who can give you a $250-300k down payment. That's already at least 6-7 years of toiling away at high income just to pay off loans and then save up to buy the same dump the boomers paid nothing for and your neighbors are either old retirees with pensions or the kids of rich boomers who don't make nearly as much but live the same lifestyle as you.

There is an objective amount, at least for me, and it's when I can comfortably afford real estate in a neighborhood with decent schools in a house that isn't a complete dump. This means you either have to pay more for a neighborhood with decent public schools through high school ($2.5m) or you send your kids to private school once your middle school and high school becomes gang infested places like this:

These are the two neighborhoods ive lived in in LA. All the homes around there at $1.25m-$1.5m have roughly 1500 feet from 1930 with galvanized pipes and termites needing about $100k in renovations so you don't die from mold and lead. So you can spend a ridiculous amount buying and renovating a hovel and still need to send your kids to private school to avoid being stabbed.

People making $500-$750k don't feel rich when presented with those options. Then again, you can move far away to the valley and buy a nice house with a pool and good public schools through high school and then commute 1-1.5 hours each way. Of course that just means you're not actually rich enough to live in reasonable commuting distance to your job. Either way, you don't end up feeling rich.

But I wouldn't expect you to know anything about the realities of raising children in areas with insane RE prices and bad schools. Go ahead and think I'm just buying bmws and $2000 diaper bag and $1000 stroller to keep up with the UMC set.

I don't know why everyone rags on they valley. I bought a house for a little under 1.2 million in Woodland Hills. It's fairly new, 3400sq/ft with a pool, armed security, and a national park with 30 miles of hiking trails walking distance. My school public schools are the best in Los Angeles. All my neighbors are successful business owners/professionals. And I'm 5 minutes from Warner Center where they just spent a billion dollars developing awesome stuff. Besides the shitty commute, I can't imagine how the city could even be close to as good as this. Especially to raise a family.

Lifestyle creep is real. But the perspective shifts both ways. Yes, your idea of a “good” house in a “good” neighborhood changed as you went from 21 to 31. But you also raised the floor on what you consider scraping by. Most Americans couldn’t cover a random $1k expense without going into debt and have next to nothing saved for retirement. If you wanted to “live” like that you could do so, but you might as well kill yourself.
