People who own and invested in real estate (mainly apartment and office buildings) and spun that into other businesses (lending, construction) and are now billionaires.

Doesn't quite count, but also Euro and ME old money families who have their hands into all kinds of things. Lots of them are surprisingly down to earth and hardworking. I'd be more tempted to sit somewhere quiet and stare at the water all day.

Yes. Often overlooked as a career choice by people who prioritize making $$$. A proper retained executive search fee is 1/3 of the hire's first year salary (base + anticipated bonus). If you're an entrepreneur all of that money goes to you. If you do a great job with one search, and your client is a big multinational, their CHRO will give you tons of searches through the course of a year. Very lucrative business.

It's a combination of sales and hr. You have to be relentless, willing to work long hours and like talking to people.

You also have to be confident in yourself and willing to take some risks because it's almost entirely commission based.

The thing that would scare me off is that if the economy tanks, companies stop hiring and you are literally worthless and have no other skill.

Two richest friends are a Plumber and an Electrician. Each employ about 100 people. Net about 5 million a year.

My neighbor makes 4-5 million a year as real estate developer, Shit Pumper (septic systems), and strip mall owner.

My Ortho Surgeon buddy makes about 1.5 million a year.

Not for a long time. They all started at the bottom. The plumber bought the business from his dad, so, there's that.

The RE developer guy hops in the heavy equipment every now and then, but just because he enjoys it... and can't hear his phone going off.

They're literally on the phone ALL the time... even on vacation, constantly putting out fires. I think they actually enjoy it.

My smartest friend works with me and does the exact same job. (The Ortho Surgeon was Summa at Yale).

the wealthiest person my age is a guy who stole a book of business from a large financial company. he dragged out the non-compete lawsuit for years and settled for a few hundred K which was obviously far less than he made. he owns a bail bonds company, some cash arcades throughout florida and two scummy used car dealerships. he's got maybe 75-100 employees and probably nets $10-15M/yr.

I wonder how many NYC apartment buildings are owned by random families. Imagine if your father or grandfather had purchased a 30 or 40 unit apartment building in NYC decades ago. By now, the financing would be fully paid off and you'd have some asset that kicked out like an $800k profit every year with minimal work.

I'm sure there are some families out there with a few of these. They're not billionaires and they're not famous but they basically never need to work again.

One of my closest friends in SF has this. Dad got bought out of his business for some nice but not incredibly large amount of money in the 70's....bought relatively large apartment buildings in San Rafael and Larkspur above SF in the 70's before those popped off....now they produce about $1.7-8mm a year net cash flow with literally zero work. My buddy will inherit half. My wife and I make at least triple what him and his wife make, yet he is so much more set than me. Family also has a vineyard estate with 400 acres that is partially net leased to a big wine conglomerate which fully covers expenses. His sister "manages" their wine making business but mostly just enjoys herself. He'll get half of that too....and a nice house in Presidio heights.

Not even close to my richest acquaintance, but just an example of how easy it was in the Bay Area to become incredibly wealthy for people who made a few right moves over the last 40 years.

they basically made their own money. i know a handful of Vault and MBB partners, but they seem to have a kinda ceiling on QOL that the other strata above them can't fuck with.

I'm in a line of work where I represent a lot of these people's companies and have to prep them for depositions if the cases get into discovery. Have gotten to know the following reasonably well.

Finance/tech startup multi billionaire

Hedge fund manager multi billionaire

Corporate raider PE guy multi billionaire

Real estate is good money, but takes generations to get to serious wealth. These three guys all came from lower middle class backgrounds and built their companies themselves. Key seems to be working like a fucking maniac, making a big bet against the common wisdom thatpays off, and then stacking loot for a rainy day, but not just peacing out from business.
