how many tenants? I've been listening to some podcasts and there doesn't seem to be a huge difference between commercial and residential, as in either case if you have one tenant you could easily get fucked

then as long as you properly account for management and other costs and have your rainy day fund stocked up then it doesn't seem more risky than residential
