Assume 400K combined annual income. Wife and 1 kid.
Job is downtown (K-street, basically). Would probably buy a car, but would be nice to be close to the Orange line.
Am not from the area and would eventually probably want to buy further out from the city, but due to a bunch of factors, will probably need to rent or buy a condo for at least the first year.
What can I expect to get for what pricepoint?

A 3 bedroom townhouse or condo near the Orange Line in Arlington, VA will cost you about $700,000 - $800,000. Maaaaaybe if you go out near the very end of the Orange Line, you can cop for $650,000 or so. I nearly bought a 3 bedroom townhouse in Vienna for $630,000.
Anything in actual DC will be more expensive than that.

Check out Capitol Hill and H ST area. At your salary, you could afford a townhouse on the Hill with a short commute to K ST.
If you live on the Hill, you can use St. Peters school if you have elementary school kids.

I would recommend living in north Arlington somewhat away from the orange line. The metro fucking sucks. You should drive to work. I can’t describe how much commuting by metro sucks. The trains are constantly fucked. They are packed to the gills. In the summer they are hot. Just terrible. And you will never use metro on the weekends even if you live near it, you will just uber.
I would check out westmont. They have a nice little commercial area with a beer garden packed with young families with one kid.

i get this, on one level. i travel to DC fairly often and i've uber'd around NOVA quite a bit. it seems like right across the river in Arlington and down toward Courthouse, etc. it's more or less an unbroken sea of high(er) end condos with a lot of shopping and restos.
i see how that could be soulless and annoying. but also ...sorta convenient?

also, do not move to H street with a kid. that place is still pretty shitty. parts of cap hill are probably questionable.

Red line probably takes you right to your office (it does for me) and runs all throughout moco
Bethesda and Chevy Chase are really nice with very good schools. I live in silver Spring which has more nigs and Mexicans but it’s fine

I don't know shit about owning a place, but if you live in walking distance of Arlington orange line stops, your work commute should be easy and civilized. Metro isn't as bad as people are making it sound, and it appears to be improving. Life in Arlington isn't interesting, but it's perfectly convenient and comfortable.
You should definitely think about living in DC. NW is the province of the professional class historically. Bethesda/Chevy Chase is the same. Both are very expensive.
Capitol Hill is safe now. If you wanted to get really kooky, you could try NE. I have a 30-something colleague who lives near the Basilica/Catholic. I never would have considered living there myself, but he's enjoying living there and he's walking distance from the Brookland stop. He prefers it to Cap Hill.

I commute by bike and fucking love it. You can live in Arlington or a little
Outside of D.C. and bike in. No traffic, no metro, get some exercise. But you need to be able to shower and commit yourself to being that yuppie biking guy.
Prices are fucking insane. But if trump and the republicans couldn't break the market with firings and a tax plan aimed at blue staters... it probably won't everything happen.

My friend nearly got raped near U Street. Not worth it just so can pretend the black bartender down the street is really your friend.
In DC, DuPont, Logan, and NW near the red line are worth looking at since you can afford a decent place.
In nova I think Auroa Hills is credited and close as fuck to dc. Del Ray is farther but has local character. It’s a bit family oriented though.
