seems to indicate it's extremely common where i am (los angeles). the clause they want to remove is this:

"Seller shall pay the following report: termite report"

so it seems like termite inspection is separate from the other inspection, and we would be on the hook for that. but if there are termites, can't we still insist that seller pays to fix?

Get a termite person in to check -- they'll come same/next-day. Our house (NorCal) had them when we bought and we just had the place tented. To kuck's point, if the house is going to collapse, that's clearly more of an issue.

Um, no. Termite inspection looks for active infestation but will also examine for past damage. If there was a termite problem it can mean structural problems. The termite inspection clause is extremely standard and the fact they are objecting to it is a huge red flag.
