you can’t just go off of square footage. a lot of houses (even “mcmasion”-style) in houston and other low CoL cities are high square footage but extremely low quality materials and workmanship. enjoy chinese chemical-laden pressboard and offgassing for decades just to pump in unnecessary bonus rooms.
at least the tiny houses or tiny plots of land in silicon valley are built to last.
my credentials: trying to build a high-end house in tennessee and finding construction cost-per-sq-ft for something with exceptional level of materials and finishings is about as expensive as in cali.

ljl just wait until the tape on that zipsystem sheathing fails in 3-5 years due to heat/humidity and you have mold growth in all your walls.
also that sweet smell that lingers for years and years in those new homes are VOCs from formaldehyde and other carcinogens in the pressboard, cabinetry, and insulation. it takes at least $250/sq ft to build without those shoddy framing and shell materials. corporate builders putting up mcmansions @ $100/sq ft are cutting corners af even at economies of scale.

i just met with a few builders to kick around the idea of building my own home in an affluent suburb outside NYC, and the costs, especially right now, are astronomical. i'd legit be taking a 15-25% bath on the house the day i bought it. not joking.
so now whenever i move out of MFH it will be an existing house only.

Living in high COL cities is for suckers. They think they're getting ahead by working at X company, which may pay 10-15% more than elsewhere, but totally forget that that increased income is offset by the increased COL. Meanwhile, they justify this by saying "oh well if I work at X company, I'll have better opportunities down the road" but fail to realize that most will never sniff partner or whatever senior management level jobs everyone is striving to get.
The end result: massive student loans, massive mortgage payment, and job prospects below what the person thought they would have 5 years later.

I have a 4,500 sq ft house with 5 bedrooms in the suburbs of Houston. It is bigger than the 7 apartments I had lived in over a period of 10 years or so in big cities, COMBINED.
The thing is that it isn't big enough and I wish I bought a 6,000 sq ft place instead.

how many kids?
i feel like bedrooms past a certain number are big time wasted space, especially if they are en suite. i guess you could do jack and jill to save space.
