IIRC, Fremont is the only totally "unplanned" city in the Bay Area. So it's quite "sprawly".
Mostly immigrant families and oldmos sitting on their property, relatively few hipsterfags.

It's fine. Considered pretty middle-of-the-road. Heavily Chinese and Indian. There's a Chinese part of town with the "good" HS and houses cost more there. You can take BART to SF. Reasonable commute to SV. Bridge gets congested, but to be expected.
Pleasanton is nice. Historically white but it feels pretty Chinese over there now, too (but not as much as San Ramon). Has a little downtown. It gets HOT there in the summer. Like mid-90s for 2 straight months. Dry heat, but it's still hot. It will be 75 and beautiful in most of the Bay Area, 85 in SJ and that part of the South Bay, and HELL in the Tri-Valley area (Pleasanton, Livermore, San Ramon, Danville, Alamo). Also gets colder in the winter. It's 40 mins w/o traffic to SV (so probably like 8 p.m. and later) and 1:30+ during normal commute hours.

2 years ago then the answer would have been Belmont or San Carlos, but with YOY increase of 10%, it's gotten tough. I'd still take a look to see what's there. As you get into the hills (the squiggly streets to the west side of town) the houses tend not to have yards, just fyi.
Redwood City and San Mateo have pretty mixed schools. I'd avoid Santa Clara, too, mostly for that same reason.
You can get a smaller house or a nice townhouse in Mountain View for that. Some of the elementary schools are better than others.
Sunnyvale might be a sweet spot. As a very general rule, stay south of El Camino (CA-82).
Parts of San Jose are nice with good schools and well within your budget. Cambrian Park area, for example.

This is TCR and we are very seriously considering moving back to my midwestern home state and sending out child to the elite secular school there; which tuition wise would actually be cheaper than his "better than average" k-5 private here.
I coached at one of Paly/Gunn - the schools themselves are not good; the kids just have VC/Stanford Prof/otherwise $ parents that push them obsessively. Fundraiser for our sport featured a 30 min drive in some parents Bugatti Veyron; someone paid several grand for that.
Additionally, these kids are adept at every form of performance enhancing bullshit, so adderall / getting teachers to accept re-work+re-tests if they initial grade wasn't high enough / and getting their hands on any prior student's notes and exams. I mean, more power to them for the whatever it takes attitude, but even as conservative as I am, I'm a bit appalled at the advantages they have over "normal" kids and that they're getting a greased wheel into elite colleges because of this. Furthermore, the admissions counselors of Gunn/Paly/Private schools like Waldorf, etc. will flat do things like a.) telling an Ivy which kid's parents donated bigly to the school and b.) "guiding" students where to apply, effectively tiering the students and ensuring say Harvard doesn't get 50 kids applying from the school to create noise for the 1-3 students they think can get in or what to give preference to.

I’d suggest looking at Half Moon Bay and Moss Beach. About 30% cheaper, can get a nice house with land and a 5 minutes walk to the beach. 30m to SF probably 45m to PA unless you’re out on San Hill then probably 35m.
Downsides: schools take a hit from large ESL community, gets overcast for like a month out of the summer, get fucked on nice weekends if you want to leave because tourists flock to the nice beaches.

Never come on a nice weekend. Ever.
Also, don’t expect to visit friends on a nice weekend unless they are coming or going before noon and plan on staying until after 8. Summer traffic is horrendous on the weekends. It’s a small town not meant to triple in size when a weekend rush comes. Total disaster.

Real talk, that’s half the reason I like it. I live up on a hill with giant ocean views and a half acre of property that I paid a ridiculously low price for (relative to the places I was looking at on the other side). I spend my evenings walking my dog along the beach and weekends at the local farmers market. I know most of the owners of the small businesses in town and generally feel really tied in to the community.
I compare this to the elite parents waging arena battles through their kids on the other side and I’m so much happier to be away from it. I pretty regularly hang out with other parents out here without talking about our jobs and having constant dick measuring contests.
Granted, I grew up in small towns so maybe I’m unduly attached to the lifestyle. I don’t mind working in the hyper competitive industries I work in with the sort of people that are attracted to them but I don’t want my kids growing up embroiled in that mess.

We definitely didn’t start looking there. I wanted to live in the woods above Woodside but there just wasn’t anything on the market. So we started looking in HMB and found something pretty quickly.
Schools were a concern but the amount we saved on mortgage was more than enough to cover school if wanted to. As time has gone on and I’ve gotten a better feel for things I’ve grown more comfortable with the school setup.
The area is also rapidly changing. Everyone moving in now is a young family with a more tech oriented background. Prices have been going up pretty fast the last five years as well. Not sure what the end game is but I hope things don’t end up like PA. That shit is toxic for kids.
