why not go with maximum leverage if you can get a good interest rate

the nice thing about real-estate leverage is that your house isn't marked-to-market so you don't have to worry about getting pushed out of your position by temporarily falling prices

you can get a 4.25% 30 year fixed loan today on a jumbo. it makes sense for you to maximum leverage if you think you can get returns greater than that (which are easy to do; bp has a 6.15% dividend, for example: https://finance.yahoo.com/quote/BP). others put a premium on peace of mind which doesn't make sense economically but it is what it is

Pay off ur mortgage as quickly as possible while maintaining ur required emergency reserves (job loss, major repairs). The only path to financial freedom is a high income where you can save a shitload. It's not by earning 1.5% arbitrage on your mortgage rate through risky equity investments

It doesn't have to be a protracted bear market, things could just sort of plug along flat Japan-style. Or if we happen to have a huge correction in the first year or two after you begin your arbitrage play. The timing of shit years is really important for relatively short horizons, even if the average return ends up being decent.

Most pension funds -- which are as long-term as it gets -- are expecting lower returns and turning more conservative.
