With certain exceptions, housing built during the Great Depression were built smaller and cheaper. If you are really honest about it, the stuff during the Great Depression, a lot of it was high quality, there were just not that many built and they tended to be more modest. Stuff really went to shit after WWII when almost everything was cookie cutter and crap.

There are some key manufacturing cut offs (plumbing like lead v. Galvanized v. Brass v. Copper — and later PVC and knob and tube electric) but they are all loose dates and have exceptions on either side and a lot of it is moot because it got updated at some point.

We had an engineer out to our house to check a few issues. He commented on how well our house was built, and he guessed within a year of when it was built.

This guy turned out to be somewhat of an amateur historian of local residential construction (my city is noteworthy in this regard), and according to him, the highest quality homes in my city were built during the great depression because (1) there was one large developer that stayed in business continually during this period; (2) most the poor workers were let go, leaving a workforce comprised of high quality workers; and (3) they built homes at a much slower rate during the Great Depression.

Maybe a CA thing but I’ve never been to a party ranging from small dinner parties to 100+ person catered parties where the hosts are not cooking in the kitchen where the formal living room was used for entertaining. It was a place to put coats/bags and where people went to get away from the main crowd. A formal dining room gets more usage.

Maybe we are talking over each other but I’m only talking about a house with a formal living room in the front of the house and a second living room/family room in the back of the house that is often larger and open to the kitchen and backyard. In that case, nobody uses the front formal living room because it’s removed from the rest of the house and is better suited as an office/library/playroom/media room.

Now this won’t be an issue for most people as most homes do not have 2 living rooms, at least not in the cities we are talking where these properties are running $5-6m. Obviously when people come over to my house now, they only hang out in the only living room that exists.

a living room and a family room serve two totally different functions, much like a dining room vs an eat-in area in one's kitchen.

a living room can be thought of as a reception room -- where you receive guests -- vs a family room, which is for more casual day-to-day use by the occupants. it's akin to the old parlour. it's also used to display art, fine furniture, etc.

technically you shouldn't have company in your family room -- rather you'd receive them in your living room, dine in your dining room (or outside say on a patio) and perhaps the men would retire to the library/office for a drink or smoke.

you only wouldn't use the living room if you're not having people over frequently.

your family room would really serve the function of a media room, play room (unless you had a separate one), etc. the family room is more akin to a 2nd or "inner" parlour.

A well designed LR/FR can serve both purposes equally well without any significant compromises. It is difficult for me to imagine characteristics of a room that I would find preferable for entertaining that are not also desirable for when I am chilling with my family.

I’m not living in the past of what is proper etiquette of how to entertain or use rooms. Practically speaking, anybody with a house today that has two spaces that could function as living room/family room furnishes them identically with a bunch of couches, coffee table, tv etc. family room just has more clutter and stuff lying around because that’s where the family hangs out day to day but you clean up before people come over.

if anything, the front living room doesn’t have a tv sometimes which makes it even less practical as an entertaining space because so many gatherings revolve around watching sports. The family room looks exactly like the living room.

Every dinner party I go to tends to revolve around the kitchen before having dinner where people can chat and drink/eat apps while the hosts prepare dinner, and the kids play either outside or in the family room right there, so it’d be weird to be the front formal living room and not interact with the hosts and not be close to the food.

With the link of the house I had above, I can guarantee whoever buys it is going to have parties only in the back of the house by the kitchen and family room. The front living room is basically just a waste of space for show.

Anyone who furnishes a LR and FR identically is a fucking moron and has no idea what she's doing. Not that that's surprising -- most people have no clue how to furnish a house, and just buy up the latest GC trends.

If you're watching TV with people you'd do it in the FR, or alternatively downstairs in a playroom/rumpus room with pool table, etc. Gatherings for watching TV should be few and far between.

Hanging out in the Kitchen while hosts cook is such a horrible trend. I'd never dream of doing such a thing. I LOATHE going to parties where everyone congregates in the fucking Kitchen while someone spends their time cooking. Anyone who has a party like that is doing it completely wrong.

My FR would of course have a TV. it would have things like a large sectional couch, a less ornate fireplace, a warmer ottoman as opposed to an ornate coffee table, etc.

LR would contain finer furniture and art/collectibles. it would be meant as a room where you'd talk with your guests. it would have a more formal fireplace and no electronics. the detail would be more ornate as it would be guest-facing as opposed to family-facing, etc.

And with the non-boomer, younger set, every time people get together these days, the tv’s on, there are a bunch of kids running around and people are eating Tostitos from the bag around the kitchen island or if you’re fancier, it’s served in a bowl at least. Location on train station with easy mfh access, good parks nearby, good restaurants nearby, good schools, acceptable size of house and yard, has parking and garage or space for a garage, reasonable taxes, good price and home seems like a good value. After all that (and I will never get all that), I would like it to be a Victorian with hardwood floors and an updated kitchen.

Right. i mean they are looking in NJ. So an all white/asian/indian town on an NJT line that's only a 30-45 min ride to Penn is just a handful of towns.

The likelihood of finding a low tax, large move-in ready victorian home in their price range, which i believe is roughly $700k, is basically zero. Especially if they want to be in close proximity to a downtown with good restaurants.

For example, in chatham, which has a very highly rated school district, a train station and a few restaurants, $700k gets you a 3 bed 2 bath cape with a small yard.

Next door, in Madison, you have very good but not quite as good schools, slightly further train ride, better downtown and maybe you can get slightly more house for $700k though still something that no one will be impressed by.

Go 1 more town over in Morristown/Morris Township/Morris Plains, it's now about an hour or so ride to MFH, decent but "diverse" schools, robust downtown with restaurants and bar (though nothing walking distance in their price range). They could get a relatively large house in this area which would be a short ride to the downtown.

Randolph, very good schools, no downtown, high taxes, far train ride. They can get a larger home in this town for $700k.

If we go down the other train lines, it's a similar story. Millburn, Summit, New Providence, Westfield etc.

I'm very curious as to where they are looking.

A continuous, somewhat circular floor plan on the first floor is underrated. The way our first floor is laid out, it is possible to walk through all of the rooms, with the exception of the mud room in the back, by walking in a circle, with the staircase in the middle. This greatly enhances the sense of size in the house and avoids dead spaces, while still maintaining a dreadful open floor plan.
