but obviously only in large cities like LA, SF, NYC

all new construction these days is condos and flame HOA communities with tiny "houses" as land in these cities becomes ever more precious. these dwellings use poor build quality, shoddy construction, and you have a lot less flexibility

if you have a large 4 BR place on a ~10k+ sq ft, you should be fine in the long-run

Do cities you mentioned have 10,000 sq. ft. lots? A 6,000 sq. ft. lot is considered big in a lot of cities.

yeah, maybe not in santa monica or whatever, but just outside of the city, well within commuting distance (south bay, the valley), plenty of large lots. i would rather own a 10k sq foot lot in the valley over a 6k sq ft lot in santa monica these days purely from a price appreciation perspective. the land in the valley will develop faster than santa monica, which is now a mature community with very little upside

basically impossible to buy in the center

just outside the center it's like $2-3k per m2, or 5x that in a prestigious neighborhood

true. two types of housing are made today: multifamily in the urban core, and single-family with lots of land in the outer ring suburbs.

supply of single-family houses with land in the urban core is stable or slightly decreasing. even if demand stagnates, they won't lose value. but demand will probably grow somewhat.

no idea. rates will have minimal effect: downward pressure on prices but possibly slightly higher inventory. banks have gotten smarter about subprime credit, so don't see that repeating. long-term structural changes would be my best bet for the majority of the country as millennials and future generations forgo the hoaps of a house. but i don't see that affecting large markets too much, there's just too many goddamn people that want to live here and not enough land.

There are a LOT of large boomer-occupied homes on the farthest edges of those cities that will get clipped really hard.

The boomers will eventually vacate those places either through dying off or downsizing and working age people aren't going to buy in to a godawful commute.

Some 4000 sqft spread in Santa Clarita is not gonna fare well.

We will see more people accepting long commutes when driverless cars eventually become a thing.

I think there is going to be a downturn before that happens though.

dude, population here keeps rising. we have some of the highest rates of migration from other states in the country. when boomers leave, young people will move in. valencia is experiencing staggering growth right now.

if anything, LA and SF values have more room to fall than cities/towns in America would.
