Tech-heavy cities or well positioned for tech growth without outrageous real estate prices at the moment. they all have solid room for growth. Particularly Philly and DC IMO.

There is no geographic limit to Philadelphia unlike NYC or Boston and there is a fuckload of housing. Also, the price for row homes in decent parts of the city is ridiculously high.

yeah. this is why I think DC actually is the most underpriced despite being relatively expensive.

1) DC height restriction means it can barely be built out more.

2) Immediate suburbs are already built to the max in most places. Alexandria is probably more built up than DC itself. Fairfax is twice as populated as DC.

3) Even exurban counties like Loudoun and Anne Arundel are getting built up.

DC is going to be a lot more like the 5 boroughs of NYC in 20 years, minus the skyscrapers.

I feel like that would face way greater resistance given that it's built off the height of the Capitol building. Also, DC needs approval from Congress for pretty much everything big like that.

DC itself is also fairly small, so the bigger thing would be building out Montgomery, Alexandria, Arlington, Fairfax, and Prince Georges counties. That's been happening for years. Alexandria and Arlington do have very tall buildings already. But it's impacting traffic and local residents are slowing that process down.

You’re both wrong, it’s tied to the height of the adjacent street (https://en.m.wikipedia.org/wiki/Height_of_Buildings_Act_of_1910). In any event, there’s a ton of empty space in DC to build more stuff. That said, I agree it’s undervalued right now

The roads should move more efficiently without humans doing stupid things. Also, spend the first hour of your work day responding to emails in your car on your way to work while you have coffee.

Meaning: Buy a huge ranch on 5 acres 70 miles outside the city.

Even so, 70 miles would be at least a 70 minute commute to work... why do that when you can just walk to work in 10 mins or live 10 miles outside the city and have a 10 minute commute with a self-driving car? more people would choose a somewhat smaller house for less commute time.

Individual car ownership will drop dramatically & ridesharing will go through the roof

The cost to operate a large driverless van is stupidly cheap on a passenger-mile basis. A 15 passenger van costs like 50 cents a mile to operate. Assuming a nearly full van, a driverless van operator could charge like 7 cents a mile and make a healthy profit.

You could live 35 miles from work and spend ~5 bucks a day on your commute.

There will be way fewer cars on the road as a result
