Only if you're retarded enough to think your kid can't go to school with minorities and come out a normal human being. If white people insist on paying $30k in taxes to avoid blacks that's on them.

No problem with any of that. But, saving up a down payment and then managing mortgage + loans seems tough for dudes only making around 100k. Obviously would be easier if married but it's still rough and DTI insanely high.

NJ property taxes are quite high as well

I've been asking this question myself a lot since we are looking at condos and are just about priced out of the market.

I told my loan officer that a crash or major correction has to be coming soon because I'm making twice the average income and can't afford shit.

So then I say that the people who are getting mortgages right now must be maxed out....

He said, "If these people *sneeze* they'll default."

really depends how old you are.

200k gets you a 1mm house, and that means you're likely at least 30 or so. most lolyers on here should easily have 200k saved up.

the problem is affording 4k+ per months when your wife decides to quit working.

TCR. A wife starting with zero savings rather than 100k in debt is a huge head start. LJL at a hot 25 year old birdbrain having ANY savings AT ALL. Of all my wife's friends (good looking girls from a good school), ONE of them (a BCG consultant) saved any money in the post-college pre-wedding years. The rest of them live paycheck to paycheck plus whatever their parents give them plus credit card debt plus student loans. It really is insane.

above $300k HHI it's not that hard, honestly.

we netted about $14k per month. saved about half per month. $85k just with paychecks in one year, then threw in all of our bonuses at it. that got us close, then her dad threw in $50k.

Lol, this essentially proves Earl's point. Saving $7,000 per month in that scenario is only possible if their are no substantial student loans. Even if both people had full scholies (rare), they likely had significant parental help to pay for living costs, etc.

Then the dad "just threw in $50,000" like it was no big deal. In other words, both you and your wife easily had financial help to the tune of 150-200k, even if it was not all in the form of a down payment.

Contrast your situation with a couple that at least has six figures of student debt (very common) and has no financial help from their parents for any of the down payment. Then it's not nearly as easy to come up with $200k as you make it sound.

Your numbers don't add up, but I don't really give a shit. Earl's point was a 200k down-payment is not easy for most people without parental help. Your grand rebuttal is declaring that it is in fact "easy," while admitting that you and your wife got significant financial help. Got it.

14x12 = 168

7x12 = 84

$84 saved per year x 2 = 168.

this doesn’t even include bonuses.

I’m saying it’s easy to do it in 2 years with our incomes. And without including parental help, which allowed us to buy after one year of saving instead of 2. You seem mad, everything ok?

earl's right, mortgage isn't hard since they stretch it 30 years.

the hardest part is the down payment. most kids CAN THEORETICALLY save that much when they make $300k+, but reality isn't the same as theory.

people i know making $300k+ tend to spend more when they get around $100k in savings and start being loose with their money. those with real social lives and massive friend networks will realize the pressures of having fun or living life. one month it's a giant bday party, another month you have 2 weddings. then there's a big vacation. group vegas trip where you lost $1k and it's no big deal. getting drunk and getting bottle service the next month. It adds up.

but yes if you can theoretically work and live like a robot where you tell your friends to fuck off and beeline home when you hit a certain $300 weekend budget, then the math works. but 90% of people don't live that way.
