It's also worth noting that being a landlord puts a bullseye on your back for all kinds of taxes and regulations by the local government. I bet my mortgage has all kinds of rules about what amount of rent I can legally charge and these clauses can be used to stab me in the throat at any time if I try to do something AWFUL like rent to family members for slightly below market or something. It's frightening. Going into business is for the wealthy and connected for a good reason.

My friend automated a bunch of shit and his father-in-law thinks he is a genius now. He is set to inherit something like $40 million in property.

The guy’s deal is to buy up a bunch of foreclosures at auction for like $40K (this is in ARE country) and rent them out for $1,400 a month as Section 8 housing. My wife and I are thinking about buying some of these shitholes and having my dad handle managing them. He is bored out of his mind in retirement and would be glad to do it. That passive income stream is hard to beat.

If your primary residence tanks due to the market then good chance the value of your investment property will tank too. That's the problem with lack of diversification. So if you have a $600k house and a 300k investment property and $100k in all other investments, then 90% of your investment is in real estate. If RE tanks your net worth will tank too.

EDIT: Also, even worse is that people tend to buy investment properties near their primary residences, so that's even less diversification.

Maybe, but no one is going to give you a non-recourse loan to buy REIT stock. So you're talking the difference between 10% gains on $200k vs 10% gains on $1 million.

In five year one person will have made roughly a 50% ROI while the other will have made roughly 250%.
