parents hate their home which is massive and an absolute shithole falling apart. they wanna downsize and 1031 into a smaller house of similar value (or a little more) in a nicer neighborhood.

the place is a total fixer upper, like holes in the wall and in the ceiling. there seem to be three options:

1) sell as is (perhaps to a flipper, avoiding paying a RE agent);

2) minimally fix up and sell; or

3) spend a shitton to make the place nice and then sell.

the problem is it's hard know what the house will sell for under each 1 2 and 3.

RE agents she meet with keep pushing #3 bc of course they want to increase the final selling price of the house as much as possible.

i'm telling my mom that #3 is retarded because she's going to get ripped off superviving some $100-150K renovation by contractors who will fuck her over and she wont know what shenanigans they're pulling. i tell her the massive reno will cost much more than she anticipated. also, they have the biggest model house in the neighborhood, so there's only so much the house will sell for even if renovated, and it could be a waste of money.

it's hard to advise without concrete #'s but any advice?

my mom has nothing else to do, but yeah i question whether you increase the value of the home. these realtor scum are telling them that if they put in 100k, the house will go from 800k to 1.1M+. just using the realtors' numbers and assuming they're full of shit, my guess is that the house is prob worth 850k now, and that the 100k reno will really cost 150k, and that the house renovated will sell for 1M.

what about basic fix-ups like changing the 40 yo carpet or fixing the holes in the ceiling? can they do 20k of work and get a ROI?

If you are very good at managing contractors, if you can do some of the work yourself, if you are extremely savvy about what is trendy right now, then yeah you can probably increase the value of the house by more than what you put in.

But does that describe your elderly parents?

You risk all sorts of stuff by trying to fix up the house, from contractor costs spiraling out of control to the renovation not being to the taste of buyers in your area. Plus, even if it works out, you have sunk a lot of your TIME and ENERGY into all the shit that goes into a successful home reno.

-the reno cost estimate will be much higher than your RE agent is guessing

-the contractor will find additional problems during the renovation that will add to the cost

-if your parents are over age 60 they could drop dead at any moment. Why do they want to fiddle with the old house for another year. Sell it and move on. Why be worrying about whether the house will sell for another 9 months.

This is a good time to sell and a terrible time to deal with home reno. Huge shortage of decent contractors is a major issue. Under current economic circumstances, I would recommend option 1.

In a more typical economy, I would recommend 2. Also, do as much as you can on your own. Materials are cheap and youtube e-how type videos are surprisingly helpful. There is a metal mesh you can get and some plaster to fix walls. Some linoleum you can buy and put down yourself and all you need is a box cutter. Not great but it gets the job done. If you bother trying, you really want to reach that "livable" mark with the bank appraiser.
