I know Lancaster very well. I'd rather invest in the City of Lancaster and its border suburbs right now than the more rural areas. Mt. Joy is kind of a bedroom community between Lancaster and Harrisburg, but there is a lot of room for population growth there as it is more affordable than the border suburbs and there's a shitton of cheap farmland to build on. There's actually a 180 BBQ place in downtown Mt Joy named Harvey's but I can't think of many other places I'd like to own.

The people who will want to pay for a good steak live closer to Lancaster and Harrisburg and won't want to drive to Mt Joy when there are options closer, unless we're talking quality well above its competitors. And even then you have places in the middle of nowhere like the Accomac and Log Cabin that have decades of built-in loyalty. So you'd have to be offering prime dry aged porterhouses and hope if you build they'll come. Sounds like a longshot.

Now if you're talking a cheap steak joint like an Outback, then maybe he's onto something.

Mt. Joy is pretty prole, not sure that it would support a steak place. People there want pub grub or Amish country kitchen type food. Though, oddly, it is home to a 180 high-end watch company, RGM. Lititz or downtown Lancaster would be better bets for a nice restaurant imo..
