Properties bought at bottom of market (comparables were around 325k in 2007, they're now back up to 325k). This seems normal for most of America.

Baltimore suburbs are fine. City is dysfunctional as hell albeit with some great neighborhoods. Suburban appreciation is normal for the country.

We didn't buy the rentals to make a quick buck but to stash some money somewhere while living overseas and to diversify our investment portfolio. All that mattered was the rent paid the PITI + some change for repairs and it has worked out very well. The trick to owning rental property is to buy the cheapest decent property in the best possible school district. You get three groups of renters: Asians, divorced UMC moms downsizing but wanting to stay in same school district, and young UMC couples with first kid still saving for their first house ideally in same area.

In ten years of being a landlord, we have never had any issues. None. Not a single late payment. And our tenants always take great care of the properties.
