Great Falls like Potomac across the river has suffered from depreciation for the last ten years. Sharp depreciation. Both due to changes in lifestyle and demographic needs. Your boomer partner was ambitious for the GF atrocity but today's up and coming generations would rather take a cramped colonial in Arlington or NW DC in order to avoid the even more atrocious commute, which has badly worsened in the last 15 years. Exception seems to be self made immigrants. |

I live in a $2M shitshack approx 2300 sqft. It was annoying at first but once I got over the cost I realized we're comfortable and it's a 30 minute commute to the office. In LA. I value time with family and minimizing commutes and time spent in the car even for errands and it's worth every penny. Why would I want the headache of maintaining a 5k+ sqft property on 1+ acre, filled with space I'd never use. Boomers like my parents had the 4k sqft house and do you know what they did with it? Filled it up with stuff. Stuff. Pointless, needless stuff.
There's a clear shift in preferences reflected in the rising costs of housing as close to the main employment centers in cities across America. It may not be what you want but it's something I understand.

It's significantly cheaper than similar homes in Potomac and there are plenty of DC biglaw partners/lobbyists/other well paid professionals who would rather raise their kids in the suburbs than DC.
It's also a 15 minute drive to the metro and a 30 minute drive to much of NW DC. |
