some break it down between merit aid and need-based aid, and then add a rather insulting caveat that there is an expectation that recipients of need-based aid will pay it back in full. others don't distinguish between the two. schools have also started penalizing students for summering at a large law firm. i.e., in the past, the school would give the student 60K, 20K for each year; now, it would give 50K, 20K for the first two years, and only 10K for the last year. although tuition and room have risen sharply, aid is still stagnant and nominal. tuition and room at CCN might add up to 80K per year (240K total), but "generous" awards are still 30K, 60K, or 90K total--or as I described above, 20K, 50K, 80K total.

Probably have some idea. I have lived in SoCal and the Bay area. My Palo Alto mortgage was 3.7x my base salary. Did not like it. Left there 30 years ago -lost $100K (13%) not including expenses of sale. LA crashed at about the same time.
There are huge geographic differences. 20 years ago I dropped out of striving and paid $550K for a 4700 sq ft finished + 4000 sq ft basement + barn + 40 acres house in Are County. Could not sell it for that today, but we have another house in a warm place that has appreciated maybe 30% in the past 8 years, following the great crash of 2009. Decided long ago not to regard a house as investment, but as just a place to live.
