3) Millennials are aging and looking to move out of cities
4) WFH is going to take off more after this pandemic shows that it's easy to make things work in an almost total WFH environment. People will want more space over convenience to get to work
5) Pandemic fears will persist for some for years. Public transportation will be less desirable than just using a car |

Of course the small and affordable majority white cities slowly become more integrated because their zoning permits apartments and immigrants and internal migrants choose this over living in 200 SF in Queens for 110% of their monthly income - but no one is looking to bulldoze Greenwich and replace it with rows of housing projects. |

They're older housing stock from first wave suburbanization and are typically not that desirable. Maybe this changes but it will be an investment. I think exurbs are going to see the biggest impact.
