I think we hired a decorator because we were overwhelmed at the prospect of having to figure out this much space on our own, especially given circumstances (covid, young kids, stressful job). She's helping to give a coherent look to the place in a way that I think we'd struggle to do on our own right now. If kids were older it might be a different story. She's not super expensive, about 1.5k per month on a fixed fee arrangement.

I get the general consensus ITT is 100k is ridiculous and it can be done cheaper. You have to balance that with the fact that I'm moving into a 2.5m house and I can't put in a bunch of Target shit. There's a balance somewhere in here. I'm tired. My kids have exhausted me all day. I'll think on this more in the morning. Don't want to be financially retarded but also want place to look great without spending months / years chasing down furniture. And I want to move on I don't want my life to be in permanent "decorating" mode.

That was the size of my first house. $100K is not ridiculous, but if you tell the decorator she has a $100K budget you actually deserve *worse* than you're going to get (like maybe her boyfriend Jamal should come and rob and rape you at gunpoint). You should acquire gradually rather than all at once both because it'll be cheaper and, more importantly, it's surprisingly hard to find what you're looking for the first time around. E.g., look at the wrong time for a pair of full-grain leather button-tufted wingback chairs with ottomans (that aren't colored like a jewish leftist or a wannabe cowboy would have) and you might not see anything at all, or you might only see stuff north of $10K. Look 6 months later on 1stdibs and you might see something nice for $4K.

Mid-century modern is, and I want to put this politely, a "look" that will ensure that you never truly ascend from the scotch-irish trash family to which you were born. Even if you like it -- like you probably like MMA and cuckold porn -- you don't want other people seeing you like it. A good rule of thumb for teaching "Florida rich" types who strive to elevate themselves to buy furniture is the piece's "style" should always be named after the ruling monarch of the era in which the piece was made (or, if you're trying to save $$$, which is fine, the era from which the design draws its inspiration).

Understand going in, most furniture is pennies on the dollar if it's ever going to be resold. Even high quality pieces sell for cheap because so much of the "value" in furniture is the retailer connecting the buyer with the style they want.

That said, my two tips are:

- Spend money where it matters. We didn't want a bed that would squeak and get loose over time + no hard corners. That meant something with steel beams in the frame and well padded/rounded edges. Paid $ at West Elm and it's held up well 5+ years in. However, for a guest room we got a similar styled bed for a fraction of the West Elm price, it looks the same, but the metal and the fabric is clearly not the same gauge and quality. That's ok because it's a guest room.

- Get shit custom made from ETSY! If you don't need things immediately, you'll get way better value from some of the woodworkers there. I have a new table arriving for $500/shipped that would have cost at least $1500+ if not more from a place like DWR, etc. I got to pick the wood slab, leg design, and dimensions. I've done this for my front pocket wallet, spice rack, etc...you can get extremely high quality things handmade for less than Chinese garbage at retail stores.

certainly if you’re looking to limit costs, I would suggest for rooms that aren’t used very often u furnish with ikea etc. if you keep to basic items it’s easy enough to mix & match with more moderately priced brands like room & board (which I think is actually above C&B etc)

Rugs are 10 to 30k per depending on your rooms, then artwork starts at $500 per piece respectable but can obviously be without limit (names artists are $1500-$300 each) and adds $100 per item for hanging and framing.

Dumb to have a number and work down - that’s backwards vs. seeing what you like and adding up the prices and because with the designer it will end up costing that + 20-50% like every other time you have anything done for your house. If you have to give a budget to the designer, then this seems like a reasonable number.

I would not fill the house with furniture all at once. A lot can change and most wives like to decorate so saving some of this for the next few years gives her the release of spending money on this while not replacing things you just bought.

Lots of furniture is garbage now. Like 95%. Fine to buy it because it’s cheap but don’t pay a markup just for some dumb brand name.

Kids are really rough on furniture. My office furniture is nice as is our master bedroom. Rest of house is stuff one of us has had for 10-20 years + Amish crib for baby + Amish bedroom set for older daughter + mix of IKEA and World Market.

Thanking god for my frugal wife. We’ve lived in our >$2m house for 5 years now and still have a completely empty room (actually the living room right when you walk in, which is lulzy when we have people over or even when delivery people see it - “you guys just moving in?”).
