You’re making the “imputed rent” argument that economists like to use, which implies that the price of the house will decrease as interest rates rise because rent is inelastic.

However, this does not mean that people people will have an easier time purchasing housing. They are dedicating a certain percentage of their working hours towards buying a house. As rates go up, value goes down because the same percentage of their life (ie monthly check) has to cover more interest, so principle must fall. The ability of the worker to afford a house remains unchanged.

The point I was making was that the implications of this for the average American are null; they will still be facing the same situation as before, with the amount of time they have to dedicate to buying a house unchanged. Instead of complaining that houses are too expensive, they will complain that interest rates are too high to make buying a house affordable.

Since the average American can’t come up with $400 for an emergency, I think it’s pretty safe to say that the average worker is not going to be able to pay a higher monthly coupon. So, if interest rates go up by 1.5% like EPAH said above, the new annual interest rate will be 5% and the worker who is capable of making the $1,347 monthly payment will only be able to service $251k of debt. This is a 50k hit in price to any house the worker wants to buy.

"Inflation" is a poorly-defined term that means whatever liberal arts economists say it does. But afaik, real estate prices increasing constantly is in the same bucket as stonks, it's just the rich getting richer. Houses cost like $50-100k in vast areas of the country.

I don't know if "the rich getting richer" is even a discrete concept from inflation, but the former is far more salient than the latter imho. It would appear that inflation, to the extent that it exists, facilitates wealth inequality imho, if not the outright mechanism of it.

there's some really great tech that will destroy labor costs for lots of construction as it spreads to the US

my favorite is cross-laminated timber, which machines make and then CNC to fit exactly the blueprints of a house. It's made in a factory by robots, and then one guy delivers it to the site and in a very short period of time every wall of the house is installed. Minimal carpentry.

Your foundation can be made more cheaply because it's lighter weight, and it's super strong. House can be constructed so much faster.

CLT has been used in Europe for decades, but it's only now getting to the US; you can basically have your frame made by Germans and Austrians using robots these days.

The actual physical house is just one variable in an equation that has dozens. Simply building houses does nothing of it doesn’t come with upgraded electrical, sewage, water, and roads systems. And even when all those infrastructure projects are completed, people will still bid up prices around houses that give them access to superior resources such as high quality schools or recreation opportunities.

The cry for more housing is just cover for not addressing the real issue: Malthusian-esque asset inflation caused by overpopulation. The excess of labor in this country (caused largely by an immigration system which has allowed the foreign born population in this country to surge to ~20%, almost all of whom arrive in prime working age) has driven the value of labor down while simultaneously creating competition for basic resources. The result is extreme inequality and the average worker dedicating most of his labor-hours towards paying for basics. We saw a similar scenario during the Gilded Age (which was also the last time America’s foreign born population was ~20%)

Because if you inherit the basis on a house that was bought for $30k in the 70s and is now worth 1m, you will owe long term cap gains taxes on all the appreciation over $250k when you decide to sell. So right now, there are millions of boomers (and fortunate few) holding onto their original house, despite being in a nursing home or Florida, simply because they don’t want to pay cap gains. But when they die, the accumulated cap gains liability will be reset for their estate.

Since immigration control practically impossible, the only way of combating this is land use regulation that allows cities to build out and to densify. You have to be OK with becoming tokyo. Even absent net migration you would see urban areas increase in value with economic growth where there are restrict on supply
