Even when this at some point ends, it's not like all evictions will be instant. And even before all this, it took a year or more to evict a tenant who refused to pay on day one, and then you never actually collected the backrent.

I made the mistake of buying a home in the beforehand. If I was a renter, then of course I would have immediately stopped paying rent, rode it out as long as I could, then started over somewhere new after living 3 years rentfree.

LJL @ interest capitalizing... the "rent" during the eviction forbearance will never be collected. Tenants will just bail and it will be infeasible to try to sue them for rent. Collection on rent overdue 2 months is near 0%, let alone 2 years.

Even assuming a relatively paltry $1,000 month/rent, then tenants are cruising cash free for $36,000. Whatever dings they get to their credit score as a result will be less than $36,000. And it comes off their credit score in seven years anyway. And even that's assuming that the landlord properly files all the shitpaper in the first instance. And even if they do, the tenant is going to keep spamming those "verification letters" to the bureaus every thirty days until they fuck up once and don't respond, then it comes off anyway.

Any tenant with half a brain cell stopped paying rent a year ago and will be cruising rent free for at least another year.

Just so long as the fact pattern is remotely more complex than a $5k flat fee firm wants to touch it goes to a ML. Also, who is bigger than ML on the contested side? That's the only change I know about in the last 2 years or so. ML always did good work FYI.
