Tropicana is nice.
Off the boardwalk there's a group of 3 casinos: Harrah's, Golden Nugget and Borgata. Borgata is considered the most upscale. |

for our generation, it makes little sense to take out a 7% loan and pay $10k/year in taxes for a place you'll be able to rent for $3k/month max.
The only way it makes any financial sense at all is if you buy all cash or take a tiny mortgage on the place. Otherwise it becomes negative cash flow pretty quickly. If you already buy a place you can maybe do an interest only HELOC to keep the monthly payments down with the aim of refinancing when rates come down.
my wife has it stuck in her head that we are going to buy an income property. she sends me zillow listings and gets really excited until i walk her through the numbers. |

LBI is a special place too with beautiful beaches, charm and fun family activities.
Both places are far though, so for a day trip, i'm more of an Asbury Park and Belmar guy.
