Villages is probably getting close to 40 years old in some parts. Problematically, it just grew and grew and grew. What's the housing market like in the older parts? Are the families able to turn those properties over? Are there lots of rentals now? Something in my bones tells me that pretty soon there will be no growth whatsoever in that kind of community and then the occupancy rates will plummet. Houses will go up for sale, etc.

As a developer, you can dream up a retirement community all you want, but the problem is that the clientele will only live there for a limited period of time and the community cannot really perpetuate itself without new blood. That new blood will stop coming at the end of a generation (nobody except maybe for boot licking Gen Xers) wants to be like the generation that came before them.
