still aligns with my post, to them downtown condos were a good investment whereas a lot of americans dont see it that way. now that there are investment opportunities elsewhere, a lot of demand for american downtown condos has dried up

A few thoughts on this:

1. Part of it self-perpetuating. I didn't buy a condo in 2019 because it looked like they weren't appreciating like a SFH. 5 years later, my home is worth 2x and the condos are worth...1x. So now we've had the greatest appreciation of real estate in 100 years and its more clear than ever condos stay flat.

2. I think there are some exceptions (maybe garden style low cost units), but condos just don't seem to be efficient. A 500 square foot condo seems to have more "maintenance" costs than a 5,000 sf standalone home. Just too much red tape and costs whenever you do anything at scale at this point.
