There are definitely probably time periods when housing prices vs rental prices are such that if you're only going to live in a house for 4 years, renting makes more sense.
But then there are periods like the past 5 years, where in my scenario, I could've paid $4,000/month to rent - and just lost $250,000.
Instead I bought at a $3,000/month mortgage, so while I paid $160,000 - I paid down $50,000 in my mortgage plus I ahve an additional $350,000 in equity. I don't think i've put more than $20,000 into the house.
Unless you invested the down payment in NVIDA I'm hundreds of thousands of dollars ahead.
You can't underestimate the power of leverage when the feds turn the money machine on.

This is a really bizarre fantasy shared by people with no significant assets other than their home and Poor Redditors
Renting is actually more cost effective than owning right now unless you were already locked in to an ultra low rate mortgage. If you rent you just put your money in assets that appreciate faster than home values (which you can't even realize until you sell, and then you have to buy another home anyway)
The real reason to own a home is if you have a family and you need a space to raise a family in. Not as a financial asset

Most people don't have a family because financially they can't afford it.
Most people who own a home are way ahead financially of the people who don't.
Most people who rent don't have enough income to set aside to accumulate stocks of any kind.
Most people can't afford a family, a home, or to invest substantially in assets. Most people are fucked and have No Future. People who own homes at least have a home, and possibly a family. They might have up to two things most people don't have.

You're complaining about the structural issues with our economy and society (legit complaints imo). Your complaints don't have anything to do with owning a home vs renting
It's just a fact that putting money in, for example, tech stocks makes you more money than taking out a mortgage on a home and sitting on it
If you want to Become Wealthier you don't buy a home. Buying a home is something that someone does when they already have enough money to do so, or because they have to (they have a family and need space for kids)

You can invest in stocks with 50 dollars, dude. You can't buy a home with 50 dollars. Not only will investing in equities make you more money than buying a home, but it's accessible at any level of capital, whereas buying a home has the barrier to entry of a down payment and being able to meet the mortgage payment requirements
