If this were on Palm Beach, it would probably be worth $50MM. It's not. But the discount from PB to PBG isn't 10% off, it's more like 86% off--though less on this house because it is enormous for PBG. So I would say this is more like a 12-14MM house for the weirdo buyer who would prefer to be in PBG. But it could also go for as low as $10MM and has been on the market for a long time for that area. |
