Going to answer this question strictly from a maintenance perspective. My impression is 4,000 sq. ft. and above is the pain point where it starts to feel like something is constantly broken / in-need of repair / requiring your attention, and at around 6,000 sq. ft. it's basically impossible to maintain on your own unless it's your full-time job.

im considering buying a property with two nice 2000 sq/ft (not including basement!) houses on it. one for entertainment and home office, other to sleep in.

zero post-1985 electronics in the sleeping house. leave my phone in the work house. modern amish lifestyle.

I've tried offering you several fig leaves in that I get where you're coming from and the adage to not count basement made a lot of sense (and probably still does in some areas) but a carte blanche rule makes you seem like a prole fuck in 2024 and tells me and others ITT that you aren't routinely in good houses in affluent areas, hence it being a good subtle prole tell.
