Its one of the last untouched areas of the country in that it has never been a destination for cool kids, college grads, families looking for jobs, etc., despite its natural beauty and rivers. There are more people who moved to North Dakota during the shale boom in search of job or opportunity than appalacia .
The people who live in the hollers there have families that go back generations and hundreds of years. They know one another and knew each others grandparents. Some of them have never left appalacia must less the state. Appalacians probably have a better collective memory of their local history than anywhere in the country besides some mormon areas.
Hollers differ but one constant is that most of them are on government checks of some sort. Huge operations by local shitlawyers to get people on unemployment and disability rival what's done in kiryas joel with food stamps and welfare. The result is hollers with 95% of people on welfare of some kind.
No one is moving in or out of these hollers either. You would not fit in with simply buying a place on redfin. You should be careful in what you are buying too because the locals already know the good places and they aren't for sale.
The burnout that happened to the rustbelt in the 60s-90s in places like western pennsylvania and southeast michigan as a result of industry moving away happened in appalacia from 80s-2020 as a result of coal leaving town after having wrecked generations there with black lung disease and injuries.
There is not a lot that can be grown there due to the clay in the soil, rocky areas, and land that is and will be poisoned from the bituminous coal operations for a long time to come.
But there's still a decent amount of manual labor that pays high, because the population of workers is young guys who aren't on welfare or meth, and no one is moving there, so oddly enough it is possible to make okay money as a young guy there.
I guess all this is to say that there isn't the normal type of infrastructure you might find idaho to buy and run a bed and breakfast.
