instead of moving, we did a $150k reno on the house last year and made the basement a functioning living room type space, added like 200 sq feet to the living room by tearing out a screened-in porch, redid the kitchen, and i tore down a detached garage and rebuilt it as a home office.
i also got a 250 gallon reef fish tank in 2023 and i really don't want to have to move that, so that was a factor.
we bought this house when i was a lowly associate at jackson lewis and our HHI was $250k. even then, i shot kinda low on home price ($550k - we were approved for $1 m). our HHI now is like $750k and should be over a million next year. i kinda wish we'd spent more on a nicer house in a bigger neighborhood but whatever. financial freedom is 180. i can walk away from my job anytime i want. |

Our realtor said she's seen that a few times but never once in 20 years has it actually been invoked. Of course yesterday I got a call saying we're under contract on a house we put an offer in on 2 months ago!
It's a great house. On a nice section of beach that actually gets warm enough people swim. But I think the market is a lot softer than before. Taxes are also insane because it's in the wrong county. I can still back out with an inspection but we'll see. |

I also did want to sell our primary residence (and the sub 3% rate) so we took out a home equity line on a rental we own outright for the down payment on this water front house we're buying. I'll be managing two rentals. New loan is around 6.5% on that.
It's been a crazy summer. New house is in a much nice school district but all four of our kids went into protest mode when we announced the possible move. |
