There's a lot to dislike, but at first I didn't catch that it was originally built in 1900. That covers a fair amount of sins.

I think I'd need to see it in person. Lots of it looks like they went too far with updates (so much painted woodwork...)

Other parts look like they didn't go far enough (pool area looks pretty shitty)

IMO, huge homes made more sense back in the day (this house was originally constructed in 1900).

Richmos tended to keep more staff in their presence, people tended to have larger families. Also, lodging & transportation weren't as refined as they are now, so there was a greater societal expectation for wealthy to host guests at their estates.

This makes sense and I hadn't considered it. tyft.

I remember watching one of those Tiny Home shows and Deion Sanders was on it. He wanted to move out of his huge 10k square foot mansion because he said he legitimately only used like three rooms in the house and it was just a waste.

LOL why would you assume no AC?

Everywhere in this country makes very regular use of AC other than Alaska, coastal Norcal/OR/WA, some scattered high altitude mountain towns, and maybe some coastal Great Lakes spots (Mackinac Island, Copper Harbor?).

The average high in Kennebunkport this month is 84. It hit 96 there on July 2.

I know what you mean. My family's cabin in northern WI doesn't have AC. You could say it's not supposed to; it's a relatively small, basic place on a lake.

But a couple times this summer my old man has backed out of going there w/ me because it's been too hot. I'm starting to not really understand why we aren't sticking a few portable room A/C units up there. They go for around $600 a piece, so we'd probably be able to get the whole cabin cooled for under $2k. The units would probably last a long fucking time too because they'd only get used a few weeks a year.

The fuck are we even doing here? Why am I missing out on one of the last summers my dad has with okay health over ~$200/yr? It's not my call, it's my dad's place and he's really cheap.

I wouldn't assume ACs just left to sit will last a "long fucking time." It's not that great to let them sit idle for almost a year at a time.

I guess "a long fucking time" is quite a vague phrase. However, I also said that it would be a $2k outlay and that I expect it to average out to roughly $200/year. So, I guess for the benefit of autistic and/or low IQ poasters, I should explicitly state that I expect these ACs to last roughly 10 years.

"It's not that great to let them sit idle for almost a year at a time."

Every AC north of the Mason-Dixon line is idle for 9 months a year to no particular ill effect.

To further flesh out my thoughts on portable AC longevity, I do think that my projected usage of 9 months idle + 3 months of very intermittent usage should result in many more years of service vs. the median use case of sitting for 9 months + being ran hard for 3 months.

that wine cellar in the basement looks chintzy. like they just bought some ikea wine racks and put them in a closet. a house that big/expensive should have one of them hidden wine tavern rooms like something nutella would design.

basement in general looks like shit and you have to cross a road to get to the water. a $10M house in fucking Maine should have a deep water dock directly off the back yard

According to them, the garage is on the rear of the house. The front is the circle drive side of the house - the one facing the marina.

Not sure I buy it. Seems like a Blasey Ford 'two front doors' sort of situation.

There's over an acre sitting there basically empty.

Obviously I have no clue how much they will let you subdivide. But I do think subdividing was part of the long term plan on this. I think that's why they crammed the pool in where they did - leaves more space to carve off.

IMO the time is right to ring the register on that. The asking price might not be as far off from reality as people ITT are thinking.

A cursory AI search indicates to me that zoning is either half acre min or 1 acre min. IMO this absolutely goes for over $8m if the zoning is half acre minimum. I concede there's a small chance this goes under $8m if it's 1 acre minimum, but I don't think it should given what else is listed in town in the $5m range.

I think you guys are being far too hard on the location. Sure, it's not on water. But you can walk to your boat, you can walk to a bunch of restaurants. People pay up for that sort of thing.

There's a reason why 4500sqft a few miles outside of Aspen is $4m, while something 1/4 the size but right in Aspen is $6m.

Glanced at the listing photos. Surprised that a few people think this house is old. There may be an original core somewhere, but 99% of what you see is so heavily renovated to the point you can't call it an old house. I spotted an older staircase that's the only clue to an earlier history. The rest is standard 1990s to present cheaply built and cheaply designed house.

All in all, it's not outright tacky but there's enough major design and material flaws that genuine money would laugh at this house, or do another major renovation. If you've been in the real money houses, you'd understand why the finishes fall badly short. And yet it's asking real money prices. With a $10M budget you likely can do much better.

I mentioned that it was old because if you didn't know it was old you would likely assume that this was something completely idiotic built from the ground up in the 90s.
