In the normal rules as I’ve always played it if you land on a property you can buy it for a set amount, it only goes to auction if you reject purchasing it. Lots of luck, the lander usually buy it

If it goes to auction right away it becomes much more about money management

There are various mistakes that poor players can be induced into making. Color monopolies on the more expensive part of the board are vastly overrated by most players. It's difficult to fund them without houses in other parts of the board. You can often trade boardwalk or the green properties away to bad players for monopolies in the less expensive regions that are much easier to build up. Depending on the player, you can also put them up for auction when you land on them and then bid them up so they overpay for properties they won't be able to build up. There are other things you can do that many people won't - mortgage properties you can't practically build on or trade to another player to drain their cash and immediately fund building. Certain things like utilities are overrated as well as should be traded away or put up for auction. Most people do not manage trades and auctions well at all

I don’t think you need to do the math to see how useless the green and dark blue properties are for most people in the beginning of the game. I have seen so many games where someone spends a lot of resources getting a house or two on those properties only to get crushed by a full built up monopoly on the light blues. It should be an obvious thing after a few games.
