Started noticing houses having multiple reductions in listing prices. Staying on market for weeks. Sellers are fucked. They missed the boat. To the XO pumos who were waiting the market out. Congrats you won.

They didn't win. They will be paying double the interest on mortgage payments, which overrides savings on the purchase price.

if you're leaving the area for a cheaper one, the answer is straightforward. but if you want a similar or nicer home in the same area, it's pretty hard to upgrade. your monthly payments could balloon significantly

houses in that range are still selling very quickly. Even houses in the nicer part of my neighborhood listed up to around $1.3M only stay on the market for around 2 weeks.

The houses that start approaching $2M or above and have like 6 beds seem to be languishing on the market.

I don't see the demand changing much for modest 3-4 bed houses.

I was wondering how people could afford homes when interest rates were under 3%, but now that they are over 5%, a lot of these people can't even qualify to be house poor. Our loan officers are struggling bigly. We are laying off people left and right. Doesn't look good.

Still selling for over asking in our area but it's taking a bit longer. They were going almost instantly.

I wonder if in a couple months the new starts will slow up making it a good chance to build (for a rental).

exactly. this caused a crash last time because too many subprime borrowers got mortgages. is that still the case?

when the economy dips subprime people (i.e. people with no money that lose their jobs) are going to stop paying loans because they no longer have the money to pay them. shocking.

Yep.

But also hard to avoid larger economic fundamentals.

Higher rates + inflation + crashing dow/S&P means fewer dollars chasing after real estate. Even in expensive markets many people fund purchases with stock market gains.

We shall see!

Yeah, it's all just regular proles saving their nickels until they have $200k.

Everyone buying an adequate house in a good town (i.e. $600k+) without parental support is funding down payment and closing costs from stock/crypto gains. You could have bought literally any risk asset including imaginary fraud internet money, stock of bad companies in dying industries, and Pokemon cards at any point from 2009-2022 and made gains. Not everyone is a risk-averse retard stuffing their mattress.

If you own a home today and are moving and make a topping bid offer on a new home, then can move to sell your old house, aren't you asking for a lot of risk given the shaky ground?

You own two homes at the top of the market have have to sell one

If you already sold, then you are sitting pretty and maybe indifferent--that group could be the last gasp buyers out there.

I live in an area on the west coast where, just 4 months ago, sellers were getting dozens of offers and houses were consistently selling for $200k over asking.

Now I’m watching several listings around me that have price reductions. In one case, they’ve made two significant price reductions in the last three weeks. And we’re just getting started 😎

The feeding frenzy is definitely over. Problem is there is still plenty of buyers (2-3 offers versus 50-60). So homes are still selling. Middle class is done. Feels like there is maybe another 3 months through summer of an ability to sell at list and then a huge crash.

I kind of agree with this for my market. Inventory is definitely increasing. Not sure about offers. My sense is that a lot of sellers are eager to get out of their houses now and buyers are more cautious.

At this point the market isn’t just people looking for a single family home. It’s a lot of players with money that are looking for non-primary residence single family homes who can jump in and out whenever they want.

17% of listings in Boise, ID have had price reductions in the last week. 15.5% in Austin. Compare that to a more stable housing market (Chicago), where only 9% of homes have seen a reduction in asking price in the last week. The ship is turning, but it will take a while for significant price drops to happen. Come back next year for an update.
