houses in that range are still selling very quickly. Even houses in the nicer part of my neighborhood listed up to around $1.3M only stay on the market for around 2 weeks.

The houses that start approaching $2M or above and have like 6 beds seem to be languishing on the market.

I don't see the demand changing much for modest 3-4 bed houses.

Higher rates + inflation + crashing dow/S&P means fewer dollars chasing after real estate. Even in expensive markets many people fund purchases with stock market gains.

Everyone buying an adequate house in a good town (i.e. $600k+) without parental support is funding down payment and closing costs from stock/crypto gains. You could have bought literally any risk asset including imaginary fraud internet money, stock of bad companies in dying industries, and Pokemon cards at any point from 2009-2022 and made gains. Not everyone is a risk-averse retard stuffing their mattress.

The feeding frenzy is definitely over. Problem is there is still plenty of buyers (2-3 offers versus 50-60). So homes are still selling. Middle class is done. Feels like there is maybe another 3 months through summer of an ability to sell at list and then a huge crash.

I kind of agree with this for my market. Inventory is definitely increasing. Not sure about offers. My sense is that a lot of sellers are eager to get out of their houses now and buyers are more cautious.

At this point the market isn’t just people looking for a single family home. It’s a lot of players with money that are looking for non-primary residence single family homes who can jump in and out whenever they want.

17% of listings in Boise, ID have had price reductions in the last week. 15.5% in Austin. Compare that to a more stable housing market (Chicago), where only 9% of homes have seen a reduction in asking price in the last week. The ship is turning, but it will take a while for significant price drops to happen. Come back next year for an update.

They tried listing it for $950k, lol!

It's been on the market for almost a year. They've already had to drop the price twice.

The house is beautiful, but nobody in this fucking subdivision has paid north of $600k for any house over here.
