In Mexico, many landlords still prefer an aval (guarantor with property in the same city) over a póliza jurídica (insurance policy that covers missed rent). Here’s why:
Aval (Guarantor with Property)
The aval must own real estate (often in the same city as the rental).
If the tenant defaults, the landlord can legally go after the aval’s property.
Seen as more secure than a póliza, since it’s backed by a real, registered asset.
Problem: very few foreigners (and even many Mexicans) can provide one.
Comparison to Other Markets
U.S./Canada → usually just credit + deposit. Evictions can be fast (weeks).
Europe → deposits + proof of income, sometimes a co-signer, but rarely a property guarantee.
Asia (e.g., Thailand, Colombia, Panama) → mostly prepaid rent + deposit. No aval-style requirement.
Mexico → aval, póliza, deposits, AND income proof. It layers multiple hurdles.
