Actually it goes flat or even loses money during many 10 year periods if you buy during a peak:

Maybe this will be the first time ever that the market peaks after a massive runup and then continues going up instead of crashing though!

im talking about nominal equity.
https://fred.stlouisfed.org/series/MSPUS
also, the only time it was flat or down on your graph is after ite, not multiple periods. and many things that have gone up in value are down in real terms because of inflation. and despite all that, home values have *still* appreciated in real value since the pre bust peak.
you've been an /r/rebubble permabear since when? i remember as far back as 2020. boy, bet you wish you could buy at 2020 prices and rates, huh? lmao retard.

where is this data even from? it marks the real price around "150" in 2005 and "115" in 2015. the fed chart is 230k in 2005 and $300k in 2015.
so around -25% on your chart +25% from the fed. unless the dollar lost half it's value during that period, the real value should only be lightly less than the nominal value.

*gets BTFO because he can't even read a graph*
Response: "BUT WHERE IS THIS DATA EVEN FROM??"
LMAO nigger, you still can't read graphs and you're still a wagecuck with a mortgage payment.

Because it's the REAL home price chart. Says at the top. You were relying on a not real (i.e. FAKE AS FUCK) chart.
And you STILL haven't addressed your pathetic wagecuckery, your proleish concern with "mortgage rates," your inability to read graphs, or the fact that you misunderstand basic statistical shit at the level of a moderately bright third-grader (from the other thread).
If you're going to be aggressively stupid and poor across multiple threads, I have no choice but to pwn you on all fronts. Usually you play the role of the "slightly less bad banal, unfunny, con poaster" but today you're supplanting consuela for the top spot.
