They just have to have an unreasonably strong opinion about whether to remodel the kitchen. Or need the cash or want to be free if the hassle because they lose a job, move across country for another job, kid's tuition is due, mother in law gets sick, or god help you if they get divorced. There are many other triggering events.

I've done raw land or commercial. both parties should have a clear understanding of the transaction and have some familiarity with RE. some level of transparency between them about financial situation is important.
