You need to give us some more information about your preferences. It's hard to give an answer in a vacuum. There is less to do in Raleigh/Charlotte than the other two cities, particularly if you enjoy outdoor stuff. The NC cities do have good economies/jobs with reasonable COL, however. It all depends on what you think is most important.

I lived in the Research Triangle area for a long time and I loved it. I don't understand the hate. It's a fantastic place for a family. Crime is low (except for a few parts of Durham where you wouldn't want to live anyway), schools are generally good, there are numerous high-paying jobs, and the cost of living is reasonable. Compared to the other cities on the list, the biggest down side I see is that there isn't as much to do. It's significantly smaller than Charlotte or Denver, so you don't have professional sports teams or regular Broadway shows. And there isn't much of a night life (probably less of an issue if you have a family). But the coast and the mountains are both two hours away, so it's not like there aren't outdoor activities within a reasonable driving distance. People hype Denver for "outdoor activities," but realistically you are driving for an hour or two before you get to the outdoors there as well.

I like the idea of Denver but it struck be as that when I visited. It's in the "foothills" but all the outdoor stuff is still a substantial drive away

It’s just a backwoods shithole. It’s like the Albany of NY. Just go to Charlotte where there is plenty more of opportunity and options. Go to Nashville. That research triangle is insular, boring, and all the things that make suburbs Shitty.

Are you really going there because you can get a bigger McMansion than Charlotte? Lol.

Have you ever been to the Research Triangle? You can make an argument for "boring," but "backwoods shithole" is silly. There are over a million people in the metro area. And I'm dubious that there are more "opportunities and options" in Charlotte. The Research Triangle famously has more PhD's per capita than anywhere else in the country. Charlotte would be better for something like banking, but the Triangle is better for areas like tech or pharma.

I will concede that it definitely has less entertainment/cultural options than Charlotte or Denver. (You call that "boring" if you are being less charitable.) But yeah, if you have a family, being able to afford a nice house on a large lot within a reasonable commuting distance of work is a nice perk, and that will be much harder to find in a place like Charlotte or Denver. For example:

https://www.zillow.com/homedetails/75000-Miller-Chapel-Hill-NC-27517/74953010_zpid/

That's in a gated community with a Jack Nicklaus-designed golf course. (Michael Jordan owns a house in the same community.) It's on a half-acre lot and is probably a 20-minute commute to most of the major Research Triangle employers. I don't think you will find that in Denver.

Are you really giving up more house living in Charlotte than Raleigh? How much more does one need? If MORE is better, then why not get more and go full rural.

If you’re doing “tech” at the RT, and not Austin, LA, Nashville, NYC, or SF - then I’m assuming it’s something necessitated by that RT area.

But majority of people are not heading to Raleigh/RT as a destination for the “opportunities and options”. It’ has a de facto tech pulse because iof those three Universities. But I dont see Pradeeps or Changs on that strip in Downtown Raleigh.

RT area has been trying to make Fetch happen since the 90s. Might be all hype but shit, I hear people heading to Miami for tech, not RT

Raleigh. And buy up as many rental properties as you can. Today, it’s not as good as the other places you mentioned, but it will be in 5-10 years, and you’ll be up 100% unlevered on those properties
