Yeah, that's what happens to the currencies in hyperinflation. But that happens to everything across the board--bank accounts, salaries, prices, debts, everything. It's just an accounting move that changes everything to more convenient units.

The claim here is that somehow salaries, prices, and savings would redenominate but mortgages would suddenly be 1 million times as onerous?

Like, in January 2005 if you had a Turkish mortgage and worked in BIGistanbulLAW suddenly your salary goes from 100 million old LIRA to 100 new LIRA, but your mortgage is still 1 billion LIRA (not 1000)? I don't think that's how that works.

Exactly. "Legal tender for all debts, public and private" as the currency says.

I think the leveraged property strategy is a very good one for inflation with a long-term fixed rate mortgage, because leases are a couple of years at most.

Key to this strategy in any realistic scenario is also having some gold or silver to cover rapidly increasing expenses for property maintenance and possibly taxes before the leases reset.

#2 does not make sense. If their are very few buyers, the price would fall. Its not like you have an area with 100 homes in inventory and 2 buyers and yet the buyers are dumb enough to not press their advantage for a lower purchase price. There might be some stickyness with property prices when a decline first happens, but after 6 months, sellers manage their expectations.

Second, even if rates do move, it might depress RE prices for a year or two, but if inflation in the general economy is running at 10% or 20%, there is no way RE does not follow.

Put it this way: The build cost for a home goes from $300k to $500k because of inflation, do you think a home built last year that was bought for $350k is still going to be on the market for $350k? If thats the case, then home building drops to zero and the supply constricts to nothing.

Mortgage loans get indexed to inflation (which would never happen, by the way)? People won't pay their mortgages.

There will be no one left to enforce these laws and payment obligations. The fabric of society will break down. People will mostly look for ways to get food and basic necessities, and the government will be busy doling out more and more concessions to the average consumer and full-stop nationalizing industries until we live in basically a government-owned nation.
