the way to look at a house, imho, is to view it as locking in a price for the X amount of years. my housing is going to cost X for the duration of my time here. you basically get a second question: can i service this X over that period of time and does the stress of it on money decrease or increase over time.

The gang buster appreciation of the last two years is done but I don't see real estate falling. Population continues to grow, albeit slowly. Not enough homes out there. And it is one of the few assets that you can also use while owning, unlike stocks, crypto, or gold.

homes are very illiquid. sure in normal good times when you do have a lot of equity you can go through the process and cash out and make money, but it’s a liability until you do

your furnace and roof can go belly up and the market can crash while your in the selling process, leaving you upside down on the property. maybe you even lose your job making it hard or impossible to cover the mortgage

compare with a home you use for rental and all the costs are calculated into the deal. you even have money saved from the rent for contingencies like the roof or furnace, meaning you don’t have to come out of pocket. also , even if the market tanks and you are underwater you still have the tenant to cover all costs so you just ride out the dip and you don’t have to lose or sell the home

if you own it outright of course it’s less of a liability than someone with a mortgage. but it is still something that you need to continue to pay for (even if only taxes, insurance, utilities, and maintenance) therefore it’s a liability

and of course you could sell it but the lack of liquidity with homes is a major issue. on average it takes about 70 days to sell a home in the US, but the average home price is like $300k. if you own something more expensive it could easily be twice that or more, and that’s in a normal market. get caught in some crisis or price dip and you could be fucked if you lose your job or someone in the family gets sick etc
